Welcome to West Little Rock Pool Resort Home (“the Property,” “we,” “us,” or “our”). By reserving or staying at the Property you (“Guest,” “you,” or “your”) acknowledge that you have read, understand, and agree to be bound by these Terms & Conditions, the House Rules, and any platform- or invoice-specific policies referenced in your booking confirmation.

1. Booking, Payments & Security Deposit

A 50% deposit (or the amount required by the booking platform) is due at the time of reservation.

The remaining balance and any cleaning or pet fees are due per the booking platform’s schedule and must be paid in full before check-in.

A refundable security deposit may be pre-authorized or collected. We reserve the right to deduct the cost of damages, extra cleaning, or rule violations.

2. Cancellation Policy

Cancellations and refunds follow the policy listed on the booking platform used to make the reservation. No-shows or early departures are non-refundable.

3. Check-In / Check-Out

Check-in: 4 PM | Check-out: 11 AM

Early check-in / late check-out may be arranged in advance and are subject to availability and a fee.

Smart-lock codes are sent the morning of arrival; they expire automatically after check-out.

4. Occupancy & Age Requirements

Maximum overnight guests: 7 (plus 2 approved dogs).

Primary renter must be at least 25 years old and stay on-site for the entire booking.

No unregistered visitors or events without written permission.

5. Pets

Dogs only (max 2) with prior approval and a $150 non-refundable pet cleaning fee.

Dogs must be crated if left unattended, kept off furniture/beds, and all waste picked up.

Guest is liable for any pet-related damage or extra cleaning costs.

7. Pool Use & Safety

No lifeguard on duty. Use is at your own risk.

Children under 18 must be actively supervised by an adult at all times.

No glass, oils, soaps, or bubble bath in or around the pool.

Pool closed Nov–Feb; it is not heated.

Violation of pool rules may result in eviction and/or a $200 cleaning fee.

8. Damage, Loss & Excess Cleaning

Guests must report any accidental damage immediately. Costs exceeding normal wear or the security deposit will be charged to the Guest’s payment method or pursued legally if necessary.

9. Maintenance & Access

We reserve the right to enter the Property for emergency repairs or reasonable maintenance, with notice when practicable.

10. Limitation of Liability

Guest agrees to hold harmless the Property owners, agents, and representatives from claims, liabilities, damages, or expenses arising from use of the Property, amenities (including but not limited to the pool, decks, and stairs), or surrounding area, except in cases of our gross negligence or willful misconduct.

11. Privacy

We collect personal information solely to manage your reservation and comply with legal obligations. Data is kept confidential, stored securely, and never sold.

12. Governing Law

These Terms are governed by the laws of the State of Arkansas, and any dispute shall be resolved in Pulaski County courts unless superseded by applicable federal law.

13. Severability

If any provision of these Terms is found invalid or unenforceable, the remaining provisions shall remain in full force and effect.
